Pune Property Shake-Up: Sales Crash 6%, ₹5 Crore Scam Exposed & 18,000 New Flats Launched
Pune Property Market: The city’s real estate market is showing mixed signals this October. While new housing supply has surged significantly, actual sales have taken a hit, and a high-profile cheating case involving a former MP has put the spotlight on buyer risks.
Here is the latest breakdown of what is happening in Pune’s property sector right now.
Pune Property Market : Sales Fall 6% in Q3 2026
According to data from real estate consultancy Anarock, sales of new homes in Pune fell 6% to 15,690 units between July and September 2026, compared to 16,620 units in the same quarter last year . This decline follows a broader trend observed throughout the year, with new flat sales dropping by 5% and 15% in the first two quarters .
Industry experts attribute this slowdown to a slower job market and postponement of buying decisions due to geopolitical uncertainties. Anarock noted that buyers are becoming more selective, and projects launched in micro-markets far from commercial hubs are seeing lower demand .
New Launches Surge 47% Quarter-on-Quarter
Despite the sales dip, developers are not holding back. Pune recorded approximately 18,730 new housing launches in Q3 2026. While this was 3% lower than Q3 2025, it represented a 47% jump from the previous quarter (Q2 2026) .
The majority of this new supply is concentrated in the ₹80 lakh to ₹1.5 crore segment, reflecting developers’ focus on the mid-to-premium housing market .
High-Profile Cheating Case: Sanjay Kakade Booked
In a major development for buyer protection, former Rajya Sabha MP and Pune-based builder Sanjay Kakade has been booked in an alleged ₹5.06-crore property cheating case .
The FIR, registered by Mumbai’s BKC police on October 8, 2026, alleges that two investors paid a substantial booking amount for two flats in a Kalyani Nagar project but never received possession or a refund. The investors had booked flats in 2015 for a total consideration of ₹13.95 crore and paid ₹5.06 crore as booking amount .
According to the complaint, the residential project was later converted into a commercial development, and despite assurances of alternative properties in Hinjawadi and a 2023 MoU agreeing to repay ₹8 crore (including interest), the money remained unpaid .
Kakade has denied the allegations, stating: “This case is fabricated… Already there is a court victory in our favour and this we have informed to the police too.”
The police are investigating the transaction, allotment documents, and the project’s change of use.
New Project Spotlight: Mahindra Rivenza in Mahalunge
On the development side, Mahindra Lifespaces has launched Mahindra Rivenza in Baner Annex, Mahalunge. Spread across 13.46 acres, the project has a Gross Development Value (GDV) of approximately ₹3,500 crore .
Phase 1 will introduce 1,236 units across 2, 3, and 4 BHK configurations. The project is IGBC pre-certified Gold and is designed as a Net Zero Waste development, featuring over 9 acres of landscaped green space and a 44,000+ sq ft clubhouse .
Pune Property Market : What This Means for Buyers
The current market presents a mixed picture for prospective homebuyers:
| Indicator | Current Status | Implication |
|---|---|---|
| Sales Volume | Down 6% (Q3 2026) | More negotiating power for buyers |
| New Supply | Up 47% (QoQ) | More choices, especially in ₹80L-₹1.5Cr range |
| Price Growth | Moderate | Steady prices, no sharp spikes |
| Buyer Sentiment | Selective | Quality and location matter more than ever |
The festive season (October-November) is expected to bring some momentum, but analysts predict measured growth rather than a boom, with well-located and well-priced projects outperforming the rest .
